November 3rd, 2008

Now I went to this amazing seminar a couple of weeks ago and one of the speakers was this Chinese Australian, Tom Hua, who had immigrated here in the early 90s with no money and is now a global multi-millionaire and author of hundreds of books…none of which he wrote himself!! What a story! I was inspired to say the least. I was catching up with a few high school people who I hadn’t seen in a while for dinner and a few of them had heard of the grapevine that I was writing a book and most knew of my plans to be fully retired relatively soon. I know while many of them were probably were impressed with a lot of the progress I had made so far in this journey, they were sceptical that I would reach this target in 4 years like I have planned. Well I was explaining to them about this business called elance that I had heard about in the seminar, which helps you find ghost writers for your project at no cost and that I had actually found this Native American to finish my book. If it wasn’t the ones that were openly negative, then it was the others that from their tones and expressions who were probably thinking ‘here we go again’. The funny thing is that when you ask them about how their lives are going, they are complaining for one, and more particularly about their jobs, managers, bills, etc. and it was these things that I am trying to avoid as problems by doing what I am doing!! Ironic huh? Thank goodness I am spending tomorrow with what I call my “A-List”. These are the sorts of people who not only make you feel good all the time when you are around them but also seem to pump 2 Litres of Red Bull into your veins because you have so much energy!!

If your credit is good and the project is small, search for a credit card that will give you 0%

November 2nd, 2008

If your credit is good and the project is small, search for a credit card that will give you 0% interest rate for a year. Apply online and get approved instantly. Within a couple of weeks, you will get your card and you will be able to use it for your home improvement project. You can use the same technique for store credit cards, Master Card or Visa. When you get a loan on 0% interest rate, make sure that you don”t miss a payment. To avoid missing a payment, use online payments offered by many banks for free or the online payment option of the credit card company. Using an online payment, setup a scheduled payment plan for the monthly payment to the credit card. If you miss a payment, your credit card company will withdraw your 0% rate and may even impose a high rate on the remaining balance. So it is very important that you don”t miss a single payment. Be aware that when you use a credit card to finance your home improvement project, you cannot claim any tax deductions on the interest you pay. Hence, it is extremely important that you retain your 0% interest rate till you pay off the loan.

Today, Asian countries continue to be patriarchal societies with strong traditions

October 27th, 2008

Today, Asian countries continue to be patriarchal societies with strong traditions. When a woman marries, she generally joins her husbands family, and her ties with her own family weaken. The couple either lives with the husbands family or, as is occurring more frequently, on its own. If there is a divorce, the father often gets custody of the children. Divorce is considered shameful and is rarely discussed. Divorce rates, which used to be very low in East Asia, are growing however, as women become more economically independent.

October 20th, 2008

Given the current number of LLCs you see, one might think the entity was an immediate hit with small businesses. It was not. There were two reasons. First, only small businesses in Wyoming could use it since no other state had passed a law allowing for their use in the other 49 states. Moreover, the IRS could not figure out how to treat the business entity for tax purposes. Under Wyoming law, the entity was supposed to provide the shield from liability of a corporation, but be taxed as a partnership. In 1988, the IRS finally issued a quasi-guideline indicating that the entity would be taxed as a partnership if so elected by the owner and the LLC gained new popularity. Thereafter, states started enacting legislation for their own LLCs at a mad rate and the business came to be.

October 18th, 2008

Next, there are individuals that purposely chose low-interest rate, interest only, and even negative amortization (neg-am) loans with the intent of flipping the property after one or two years and taking a huge capital gain. In the past few years, these ’speculators’ became trapped, either unable to sell or renting them with negative cash flows.
